Is staging required to sell my home?
“All Inclusive” sounds nice but why pay for something you may not need...
The need for staging can depend on the “3 C’s”:
1. The CONDITION of your home,
2. The CHARACTER of your buyer,
3. The COMPETITION.
ADVANTAGES:
Full Staging is an investment in the sale of your home that can polish its appeal.
Staging can immediately help buyers envision themselves living in your home and realize its potential.
DISADVANTAGES:
Most buyers will have their own style and some look past full staging, rendering staging unnecessary.
Many homeowners do not want the added cost nor hassle of storing their personal belongings and furniture.
Furthermore, full staging companies can charge 1% of your final sold price, or at least thousands of dollars for minimal staging…
and whether this cost is in addition to the selling commission or “rolled into” that commission cost,
you still end up paying for it.
NOT SURE WHAT TO DO?
First,
With the Ratereturn service,
Simple Staging is ALREADY INCLUDED anyway (a.k.a our “Smoke & Mirrors” service
that may include artwork, plants, scents, knick-knacks) at our cost!
Also, VIRTUAL STAGING may be an option for you.
Second,
Stephen will review with you if full staging can help your selling strategy,
AND because the Ratereturn service can save sellers costs,
then even if you do choose FULL staging, you will still be paying LESS than 2.5%.
Stagers may charge 1% of your property’s sold value (on average),
while the Ratereturn real estate service only costs 1.25% (does not include 2.5% to buyer’s agent)
= 2.25% total cost to you VS a 2.5% commission cost (sometimes without staging) that is commonly charged.
Third,
don’t forget that Stephen arranges and manages any staging option that you choose,
making it much easier for you!
